Mitsubishi Electric City Multi is one of the most trusted VRF (Variable Refrigerant Flow) ranges in Australia. One outdoor unit runs many indoor units across a home or building through a single refrigerant network, varying the flow of refrigerant to each zone so every room gets exactly the heating or cooling it needs. The compact PUMY-SP suits apartments, townhouses and light commercial fit-outs, while the larger PUMY-P scales up for bigger buildings. At BM Heating & Cooling, we design and install Mitsubishi Electric VRF systems right across Melbourne. As an ARCtick-certified, VEU-accredited installer, we size the outdoor plant to the building, design the pipework and zoning, install it neatly and confirm any rebate you qualify for so you get an efficient, precisely controlled system with the discount applied where eligible.

Why Melbourne Chooses Mitsubishi Electric VRF

Mitsubishi Electric is a name specifiers reach for when reliability and control matter. The City Multi VRF range pairs a deep line-up of indoor units with proven inverter outdoor plant, so one system can run a whole building with each zone on its own temperature.

Because City Multi varies refrigerant flow zone by zone, it holds precise temperatures while drawing less power than older constant-speed plant, and it is strongest at part load where buildings spend most of their time. The compact PUMY-SP stands under a metre tall for tight plant spaces, and the PUMY-P range offers long pipe runs and cooling in ambient temperatures up to 52°C.

  • One system, many zones: a City Multi outdoor unit runs many indoor units, each independently controlled.
  • Two outdoor families: compact PUMY-SP for apartments and light commercial, larger PUMY-P for bigger buildings.
  • Mix indoor styles: wall, cassette, ducted, bulkhead and floor units from City Multi, M Series and Mr Slim.

How Mitsubishi Electric VRF Works

The heart of the system is the City Multi outdoor unit. A single inverter condenser connects to many indoor units through one refrigerant network, and smart controls vary the refrigerant flow to each indoor unit so every zone runs at its own set temperature. The PUMY-SP connects up to eight indoor units in a compact under-one-metre cabinet, while the PUMY-P range runs many more with longer pipe runs.

  • Compact PUMY-SP: connects two to eight indoor units, under a metre tall, for apartments and light commercial.
  • Larger PUMY-P: connects many more indoor units with pipe runs up to hundreds of metres for bigger buildings.
  • Independent zones: every indoor unit runs on its own controller and temperature.
  • R32 inverter: current City Multi outdoor units run on R32 for efficient year-round comfort.

Mitsubishi Electric VRF Outdoor & Indoor Units

City Multi Outdoor (PUMY-SP / PUMY-P)

The inverter outdoor plant that runs the whole system. The compact PUMY-SP sits under a metre tall and connects up to eight indoor units; the larger PUMY-P scales further with long pipe runs and cooling to 52°C. Both vary refrigerant flow for precise, efficient control.

Mitsubishi Electric ceiling cassette indoor unit

Ceiling Cassette

Recesses into the ceiling for a clean, flush finish with multi-way airflow. The most common indoor style for offices, retail and open-plan spaces where you want even air distribution and the unit out of sight.

Mitsubishi Electric concealed ducted indoor unit

Ducted

A concealed fan coil hidden in the ceiling or a bulkhead, feeding several outlets from one unit with only the grilles on show. Ideal for a fully built-in look across bedrooms, living areas or a run of offices.

Mitsubishi Electric wall-mounted indoor unit

Wall-Mounted

A quiet hi-wall head for individual rooms, meeting rooms or apartments. Floor-standing and bulkhead units are also available on the same network for spaces where a cassette or ducted unit does not fit.

Zone Control, BMS Integration & Quiet Running

Mitsubishi Electric VRF is built around precise, building-wide control.

Zone-by-zone control: every indoor unit runs on its own controller and set temperature. Occupants get simple wall controllers like the PAR-41MAA, with programmable schedules, plus Wi-Fi app control for their space.

Centralised and BMS control: a central controller such as the AE-200 lets facilities staff schedule, zone, monitor and report on the whole system, and City Multi integrates with a building management system (BMS) for larger sites. Demand Response mode is supported for grid events.

Quiet, compact and tidy: Quiet Mode reduces outdoor noise by up to 10 dB(A), and the compact PUMY-SP cabinet keeps a small footprint, so the plant sits neatly on a roof or in a plant area away from occupied spaces.

Inverter Efficiency & Running Costs

Mitsubishi Electric VRF is one of the most efficient ways to condition a larger building. The inverter compressors ramp output up and down to match the exact load across every connected zone, instead of switching hard on and off, which holds steady temperatures, runs quietly and cuts running costs compared with older constant-speed plant. Because output tracks demand, City Multi is especially strong at part load, and the current outdoor units run on lower-GWP R32 refrigerant.

Running a single outdoor plant for many zones is also space-efficient, and running fully electric lets a building pair VRF with rooftop solar to lower running costs further.

Where Mitsubishi Electric VRF Makes Sense

City Multi suits apartments, townhouses, offices, retail, hospitality, medical suites and other commercial fit-outs, anywhere you need many independently controlled zones from a compact plant footprint. The compact PUMY-SP is a popular choice for larger homes and small-to-medium commercial spaces, with the PUMY-P range stepping up for bigger buildings.

For smaller homes a reverse cycle multi split system is often the better value. We help you weigh up VRF against multi split and ducted at the quote, and we are happy to work with your builder, architect or engineer on the design.

How Far Does It Scale?

A PUMY-SP connects two to eight indoor units, while the larger PUMY-P range connects many more on the one refrigerant network, with pipe runs long enough to place the plant well away from occupied spaces. The system is sized to the building's total and diversified load, so it is worth planning any future stages upfront.

Installation, Warranty & VEU Rebates in Victoria

A VRF system only performs as well as its design and install. Our licensed, ARCtick-certified technicians size the outdoor plant to the load, select and place each indoor unit, design and run the refrigerant pipework and controls, commission every zone and test the system in both heating and cooling before handover. Mitsubishi Electric VRF systems are backed by the manufacturer's warranty when installed correctly, and we stand behind every job with our own workmanship guarantee.

Eligible high-efficiency systems can also attract a discount under the Victorian Government's Victorian Energy Upgrades (VEU) program, which includes commercial as well as residential activities. Eligibility is set per model and activity and the work has to be done by an accredited provider, which we are.

How the VEU Discount Works

An approved high-efficiency system generates energy-saving certificates based on the emissions it avoids over its lifetime. As an accredited installer, we convert those certificates into a discount that comes straight off your install price on the day, rather than something you claim back later.

Eligibility and the certificate value shift with the program settings and the activity, and commercial projects are assessed differently to homes, so we confirm your current eligibility and figure as part of the quote rather than quoting a number blind.

Professional Mitsubishi Electric VRF Design & Installation

A VRF system is only as good as the design and install behind it. Undersized plant, poor pipework or a weak control strategy can rob any system of efficiency and comfort, which is why it pays to use an experienced, licensed HVAC team.

BM Heating & Cooling has installed reverse cycle systems across Melbourne for years. We plan the zoning, size the outdoor plant, run the pipework neatly, set up the controls or BMS integration and commission every zone before we leave, so you get the full benefit of the efficiency, quiet and control Mitsubishi Electric is known for.

Every install is carried out by licensed, ARCtick-certified technicians and backed by the manufacturer's warranty and our own workmanship guarantee.
